In-house tenant vetting

In-house tenant vetting, with a clear report for you

Choosing a tenant is an important decision. We assess applications ourselves rather than outsourcing the assessment to a third-party referencing company. That means we can look beyond a score, question inconsistencies and explain what the evidence means for your property.

We assess your tenants ourselves

We carry out tenant vetting in-house. Our team reviews the application, checks the supporting evidence, follows up on questions and prepares a clear report for you.

We look at income, affordability, credit commitments, employment references, rental history and the proposed guarantor. Where information does not match or evidence is missing, we investigate and explain what remains outstanding.

You receive our findings, concerns and recommendation before deciding whether to proceed.

iWe use external sources for credit, identity and property-ownership evidence. The assessment and recommendation are carried out by Rent North East.

Income and affordability

We review income evidence and employment information, and consider the applicant's existing commitments. A stated salary or a credit score is only part of the picture. We distinguish regular earnings from borrowing, transfers between accounts and income that has not yet been established.

Credit information in context

We review the available credit information, including relevant repayment history and outstanding commitments. If there is an adverse entry, we look at its current position and any explanation supplied. We distinguish a debt that has been paid from one that remains outstanding, and tell you where supporting evidence is missing.

Employment and rental references

We obtain and review references relevant to the application, check the information against the documents supplied and follow up on inconsistencies. We consider whether rent was paid, how the property was looked after and whether the reference actually answers the questions asked.

Where ownership checks are appropriate, we use them to help verify the landlord or guarantor information. An unanswered question is kept visible; it is not treated as a satisfactory answer.

Identity and the right to rent

We coordinate the appropriate identity and Right to Rent checks for the adults who will live at the property. The method depends on the person's circumstances and the applicable rules. An application cannot bypass a required legal check just because the other evidence is positive.

Our standard requirement

A suitable UK homeowner guarantor

In plain English
A guarantor agrees to cover the tenant’s obligations under the guarantee if the tenant does not meet them.

Our standard application process requires a suitable UK homeowner guarantor.

We verify the property-ownership evidence and assess the guarantor’s financial suitability. Simply telling us that someone owns a home is not enough. Joint ownership or an unresolved title position may need further evidence and the appropriate parties’ involvement.

The guarantee must be properly completed and signed, including the required witnessing for a deed. Home ownership alone does not mean the guarantor has been accepted.

Your decision, with the important facts explained

Our landlord report sets out the application, relevant evidence, strengths, concerns, outstanding items and our recommendation. We clearly distinguish information that has been verified from an applicant's explanation or a check that is still pending.

You decide whether you are comfortable proceeding. Any approval remains subject to the named outstanding checks and the requirements before move-in. References and a guarantor help inform and support the decision; they do not guarantee rent or remove every risk.

We assess every application fairly and on its evidence. We do not reject applicants because they receive benefits or have children.
