Full management
10% of actual rental income
When payable: Deducted from each month’s rent
What it covers: Rent collection and statements, tenant communication, maintenance coordination, inspections, deposit protection, arrears chasing and tenancy administration. No set-up fee. Tenant support, including the 24/7 emergency line, is free. Minimum fee: £60.00 per house or apartment, £36.00 per room.
At £800 rent: £80 per month
Tenant find
100% of one month’s rent
When payable: When the tenancy starts
What it covers: Marketing, enquiries, viewings, applicant assessment and tenancy setup within the agreed tenant-find service. No tenancy renewal fee.

Maintenance overseeing
11% overseeing fee
When payable: When approved work is completed
What it covers: Assessing reported problems, arranging access and contractor attendance, and progressing approved work. Original contractor quotes and invoices are provided.
Gas safety certificate and EICR
At cost. Usually £65.00 (gas) and £110.00 (EICR)
When payable: When the inspection is booked
What it covers: Based on costs incurred by Rent North East. Inspection and certificate only; remedial work is quoted separately.

What it covers: Mid-term inspections and reports (up to one per quarter), rental arrears collection, deposit protection and monthly statements. Payment processing fees are based on costs incurred by Rent North East.
