Local context for Salford landlords
Salford has distinct neighbourhoods including Broughton, Eccles, Swinton, Claremont and the Quays.
We compare the relevant neighbourhood and property type, and identify communal-building responsibilities separately from repairs inside a flat.

Residential property management in Salford
For a rental property in Salford, ongoing management means dealing with the work after a tenant moves in, as well as preparing for the next letting. Our agreed service covers rent monitoring, tenant enquiries, maintenance coordination, inspections and tenancy administration. We explain the included work and separate charges before you appoint us.
Rent collection, repairs and inspections
We monitor rent receipts, follow up on missed payments and provide account statements. When a repair is reported, we assess the issue, coordinate access and progress work within your agreed spending authority. Inspections record the condition and identify matters needing attention; we keep you involved in decisions requiring approval.
Changing managing agent for your Salford property
You can ask us to review an occupied property as well as an empty home. We start with the existing agency agreement, tenancy documents, rent position, deposit records, keys and outstanding repairs. These records help us plan the handover and explain any missing information before agreeing a transfer.

Property-specific checks matter
Council requirements, building responsibilities and occupancy arrangements need to be checked for the address. We explain what information is needed and flag matters that need resolving before the agreed work progresses.
Looking after an existing tenancy
We can discuss rent monitoring, tenant communication, inspections and repairs, or review the handover if another agent currently manages the property.
Letting and management support
Need a tenant? We can arrange marketing, viewings and applicant assessment. Need ongoing support? Full management covers the agreed rent, tenant communication, maintenance and tenancy administration work. Already have an agent? We can review the handover requirements.
Selective licensing in Salford
Salford City Council can designate selective licensing areas within Salford. Where a designation applies, the landlord must hold a selective licence for each privately rented home inside it. Designations cover specific wards and streets rather than a whole borough, so the property’s address decides whether a licence is needed. Check the current designation map on salford.gov.uk.
To obtain a licence the landlord applies to the council, pays the published fee and must satisfy the fit and proper person test. Conditions attach to the licence, typically covering safety evidence such as gas, electrical and alarm checks, the management arrangements for the home, references for the people moving in and how anti-social behaviour is dealt with. A designation can run for up to five years and is reviewed before it ends, so an address that was outside a scheme previously can be brought into one later.
Selective licensing is separate from HMO licensing. Mandatory HMO licensing applies where five or more people in two or more households share facilities, and some councils also run additional licensing schemes for smaller shared homes. If you are considering a house share or a student letting, tell us the intended occupancy so the correct licence can be identified before marketing starts.
Letting a home that requires a licence without holding one can lead to an unlimited fine on conviction or a civil penalty of up to £30,000, an order to repay rent received and difficulty regaining possession of the property. We check the licensing position for each property as part of the letting or management process and explain what the council needs to see before a tenancy begins.
