Inspections

Property inspections with useful reports and follow-up

An inspection should help you understand how the property is being looked after and what needs attention. Our process records condition, identifies reported or observed issues and brings the relevant next steps into the management work.

What every inspection report gives you

We arrange inspections, record the property’s condition and identify repairs or concerns that need attention.

Our reports include room-by-room findings and relevant photographs. They distinguish what the inspector observed, what the tenant reported and any evidence still needed.

We then coordinate the agreed follow-up, obtain approval where required and plan the next inspection.

What our inspections cover

01

Initial condition records and inventories

We arrange the agreed initial condition record and inventory work so there is a clear starting point for the home and items provided.

02

Routine inspections

Routine inspections are arranged at the intervals agreed for the property, with access coordinated with the tenant. The frequency and included costs are set out in the agreed service.

03

Condition, maintenance, damp and condensation

We record room condition, relevant maintenance concerns and signs of damp or condensation found during the visit.

04

Safety-check evidence

We record the relevant safety-check evidence captured during the visit. If a test result or access to an area is missing, the report says so.

05

Repair follow-up and outstanding evidence

Where an issue needs attention, we assess the next step, arrange approval where required and coordinate the follow-up. A contractor's statement that work was done still needs the appropriate completion evidence.

06

Planning the next visit

We plan the next inspection after a visit and arrange earlier follow-up where the property's circumstances call for it.

A report you can understand

You can see the condition findings, relevant photographs in the full private report, reported problems and outstanding items. A tenant's account and an inspector's observation are identified separately.

!

Routine property inspections do not replace specialist checks such as a gas safety inspection or electrical installation report. They are not a structural survey or a certificate of legal compliance.
