Use recent comparable evidence
An asking rent should reflect recent lettings of similar homes nearby, not just what a property is listed for. Look at achieved rents, time-to-let and condition differences. Markets move, so evidence from two years ago may no longer be relevant.
Time your marketing
Demand fluctuates through the year. Student areas peak before the start of term; family homes often move in spring and summer. Marketing at the right time can shorten the void, but do not hold back a ready property indefinitely in the hope of a better market.
Present the home well
Clean, well-maintained properties let faster and at better rents. Small improvements, good photography and accurate descriptions make a measurable difference to applicant interest.
Price honestly
Overpricing often leads to a longer void that costs more than the difference in rent. If interest is slow, review the asking rent and presentation rather than waiting indefinitely.
Keep an eye on demand signals
Viewing numbers, application quality and time-to-enquiry tell you how the market is responding. We monitor these signals and discuss adjustments with you rather than leaving a listing to drift.
