Rent North East

How to set the right asking rent

The asking rent affects how quickly your property lets, the quality of applicants and your overall return. Setting it well means balancing market evidence, your property and your priorities, rather than picking a number and hoping.

Start with comparable lettings

Look at what similar homes in the area have recently let for, not just current listings. Consider size, condition, location, parking and included items. The closest comparables give the strongest signal.

Account for the property

Layout, condition, energy efficiency, outdoor space and furnishings all affect what a home will rent for. Two properties on the same street can command very different rents based on these factors.

Factor in void periods

A slightly lower rent that lets quickly can outperform a higher rent that sits empty for six weeks. Compare total annual income, not just the monthly figure.

Review and adjust

If viewings are slow or applicants are not qualifying, the rent or presentation may need attention. We discuss the evidence and recommend a change rather than holding out indefinitely.

We do not accept bids above the rent

Each listing has a specified rent. We do not invite, encourage or accept offers above it, which keeps the process fair and consistent for applicants.
