Rent North East

Comparing Sarah Mains, Belle Vue Estates, NGU Homes and Rent North East

Considering letting agents in Gateshead, Bensham, Low Fell or Newcastle? This guide from Rent North East helps you ask the same practical questions of each agent. We are an independent alternative and are not affiliated with Sarah Mains, Belle Vue Estates or NGU Homes.

Why choose RNE for your rental property?

We assess the application ourselves

Our team reviews affordability, credit evidence, employment, rental history and guarantor information. We question inconsistencies and explain the findings before you decide. See a real redacted landlord report below.

Know what you are paying for

Our current schedule sets out the management fee and separate charges. Maintenance overseeing is disclosed, with original contractor quotes and invoices provided. We explain the scope before you instruct us.

Reports followed by practical action

Inspections record condition and concerns. We coordinate the agreed follow-up, access, quotes and approvals, rather than leaving you with a report and no next step.

A local team when you live elsewhere

We handle the agreed tenant communication, rent monitoring, repair coordination and tenancy administration for local owners and landlords based elsewhere in the UK or overseas.

RNE fees: a clear basis for comparison

Our published full-management fee is 10% of actual rental income plus VAT, subject to the stated minimums. Tenant find is one month’s rent plus VAT. Maintenance overseeing is 11% plus VAT, separate from the contractor’s bill. Full management has no set-up fee, and the published schedule includes mid-term inspections and reports up to once per quarter. Your written quotation and agreement confirm the service and charges.

What does that mean at £800 monthly rent?

At the standard 20% VAT rate, the RNE management fee is £96 per month including VAT, or £1,152 over 12 months of £800 rental income. A new tenant-find instruction at that rent is £960 including VAT. Repairs, certificates and other separately charged work are outside that management-fee example. Compare the whole annual cost and the actual service, not just a headline percentage.

A management offer to discuss, not an automatic promise

Ask whether your instruction qualifies for up to six months with no management fee charged on rental income. Other agreed fees and third-party costs remain payable. We confirm eligibility, the offer period, later fees and any minimum term in writing before instruction. The annual fee example above excludes promotions.

See the evidence before you choose

We explain our process and show redacted applicant and inspection reports so you can judge what the service would give you. Ask another agent for equivalent examples. In-house assessment is not unique to RNE, and neither referencing nor a guarantor guarantees future payments. Our pitch is careful assessment, clear costs and practical follow-through.

Sarah Mains: Low Fell, Whickham and Newcastle

Sarah Mains publishes offices in Low Fell, Whickham and Jesmond. If you are comparing Sarah Mains with Rent North East, request a proposal for the same address and service level. For a Bensham flat, ask who manages viewings, applicant assessment and repairs; for an occupied Low Fell home, ask how a transfer would be coordinated.

Belle Vue Estates: a Low Fell comparison

Belle Vue Estates publishes its Low Fell address and offers sales and lettings. When considering Belle Vue Estates alternatives for a Gateshead rental, separate a sales valuation from a rental-management proposal. Ask each agent for the expected rent, letting preparation, ongoing management scope and full fee schedule for your particular home.

NGU Homes: Gateshead and Newcastle

NGU Homes describes coverage across the North East, including Gateshead and Newcastle, and offers tenant finding, rent collection and management. If comparing NGU Homes with RNE, ask both agents to explain the level of service quoted, who assesses applicants, what happens when rent is late and how repair approvals are recorded.

Sarah Mains: the published management fee compared with RNE

The fee PDF currently linked from Sarah Mains’ own landlord page lists management at 15% including VAT, with two inspection visits a year included. RNE’s published management fee is 10% plus VAT, equivalent to 12% including VAT at the standard rate. At £800 rent, that is £120 versus £96 a month: a £24 monthly difference, or £288 over 12 months of rent. This compares recurring management fees only, before promotions or other charges.

The same Sarah Mains document lists tenant finding at one month’s rent including VAT, with a £650 minimum. RNE lists one month’s rent plus VAT. At £800 rent that is £800 versus £960, so RNE’s tenant-find fee is higher in this example. Ask both agents for the total written proposal; check cancellation and transfer charges in each current written agreement.

NGU Homes: compare the current offer and the assessment process

NGU’s current fees page publishes full management at 9.95% plus VAT, or 11.94% including VAT, and managed tenant finding at £537 including VAT. At £800 rent, its monthly management fee is £95.52, compared with RNE’s £96 including VAT. RNE is not the cheapest option on these two published fee lines: our tenant-find example is £960 including VAT. NGU also advertises an introductory free-management offer and in-house vetting.

The RNE case is the assessment and reporting process you can inspect, the disclosed maintenance-overseeing charge and the follow-up we agree for your property. Compare actual applicant and inspection reports, repair quotes and the full agreement. Assess each applicant on their evidence and compare the deposit-protection and claim terms in the actual proposal.

Seven Keys: another local option to compare

Seven Keys currently advertises Gateshead property management covering rent administration, tenant communication, repairs and inspections. Its offer should be compared with a current written RNE proposal. Ask for current package prices, the total cost, included marketing, inspection frequency and the report you receive.

A fair comparison for Bensham and Low Fell

Use the same property details with every agent: postcode, floor and entrance arrangements, condition, outside space, current rent and whether tenants are already living there. Ask for current comparable evidence and a plan for this home, rather than choosing from a town-wide asking-rent estimate.

Compare the full annual cost

Ask every agent for a written fee schedule, whether quoted fees include VAT, and a worked example using the same monthly rent. Include letting and renewal work, inspections, maintenance administration, certificates and any exit costs. Compare the ongoing fee after any promotion ends as well as the introductory saving. We have not ranked these agents or verified a like-for-like competitor quote.

What you can inspect before choosing RNE

We assess applicants in-house and provide our findings and recommendation before the landlord decides. Our website includes redacted applicant and inspection reports, independent-review links and our landlord fee schedule. Use those examples to discuss the evidence and follow-up you want from your managing agent.

Already have tenants or an agent?

An occupied property may be suitable for a management transfer. Before changing anything, check your existing agency agreement and discuss notice, charges, records, keys, deposit information and unfinished repairs. We review these details before agreeing a handover date.
