Tenant payments and fees
We explain the payments that apply to your property before you commit. Rent and deposit amounts are shown in the property and application information. We do not charge tenants prohibited application or referencing fees.
Holding deposit
For the usual England residential tenancy, a holding deposit cannot exceed one week’s rent. Any holding-deposit handling must follow the applicable refund and retention rules.
Tenancy deposit
A tenancy deposit is capped at five weeks’ rent where annual rent is below £50,000, or six weeks in the relevant higher-rent band.
Rent in advance
From 1 May 2026, rent must not be requested or accepted before the agreement is signed. At most one month may be requested in advance after signing and before the start.
Default charges
If included in your agreement, permitted default charges may cover evidenced, reasonable replacement-key costs or interest on rent at least 14 days overdue, capped at 3 percentage points above Bank of England base rate.
Changes to your agreement
A tenant-requested agreement change can normally cost up to £50, with higher reasonable costs evidenced.
No bidding above the advertised rent
We advertise a specified rent and do not invite, encourage or accept offers above it.
Optional third-party products
You will never be required to buy a credit-report subscription or other third-party product as a condition of renting through us.
