Portfolio management

One joined-up view of your properties, outstanding work and management priorities.

Portfolio management

Before you instruct us

We discuss the property, its condition, the expected rent and any existing tenancy. We explain our fees and the documents needed, then agree a practical plan. If something needs sorting before the property is ready, we will tell you.

Already have tenants?

You do not need to wait for the property to become empty to discuss management. We can review the tenancy and plan a handover around the existing arrangements.

We assess your tenants ourselves

Our team reviews each application and its evidence, follows up on questions and sends you a clear report with our findings, concerns and recommendation.

We explain what needs doing, what it is likely to cost and which decisions need your approval.

Landlord questions

What does full management include?

Our agreed managed service covers rent collection, tenant communication, maintenance coordination, inspections, arrears chasing and tenancy administration. The fee schedule and agreement explain any separate charges.

Can you just find a tenant?

Yes. Our tenant-find service is for landlords who want help marketing the property, assessing applicants and setting up the tenancy, then handling ongoing management themselves.

Can I move from another agent while the property is occupied?

Often, yes. We first review your current agency agreement, tenancy records and proposed handover. Notice periods and outstanding work need to be considered.

How much could my property rent for?

That depends on its location, condition, layout and current market evidence. Request a free rental review so we can discuss the actual property.

How long will it take to let?

There is no fixed timescale. Price, condition, demand, access and applicant checks all affect progress. We will discuss the marketing plan and update you on interest.

How do you check applicants?

We review the relevant affordability, credit, employment, landlord-reference and legal renting evidence. If a guarantor is needed, we assess the guarantor too. Checks inform the decision; they cannot guarantee future conduct or payments.

Who decides whether an applicant is accepted?

We give you a recommendation and explain material concerns. The landlord makes the acceptance decision, subject to the necessary legal and setup requirements.

What if the rent is not paid?

We follow up on missed payments and discuss the next steps. A payment plan, specialist recovery or legal advice may be needed depending on the circumstances. Management does not itself guarantee rent.

How are repairs approved?

We follow the authority agreed with you. We coordinate quotes or approval where required and act within the agreed emergency arrangements when an urgent issue cannot wait.

Can you manage a property if I live overseas?

Yes, we can discuss remote management and your preferred contact arrangements. Tell us where you are based so relevant administrative requirements can be considered.

Will I know the full cost?

We explain the agreed service and fees before instruction, including separately charged work. Read the full fee schedule rather than relying only on the management percentage.

Do you use a third-party referencing company to assess applications?

We carry out the assessment in-house. Our team reviews the evidence, follows up on questions and prepares your landlord report. We use relevant external sources for information such as credit, identity and property ownership.

Do applicants need a homeowner guarantor?

Our standard application process requires a suitable UK homeowner guarantor. We check the ownership position and financial suitability, and the required guarantee paperwork must be completed properly.

Can I see what your reports look like?

Yes. Our tenant-vetting and property-inspection pages include real redacted examples. Personal information has been removed, and the examples retain any qualifications or outstanding checks recorded at the time.
